East Tennessee weather brings heat, humidity, heavy rain, falling leaves, and winter freezes. A house gives warnings. The key is noticing them early.

Start with water.

Look under sinks, around toilets, beside the water heater, and along basement or lower-level walls. Watch for staining, swelling, soft materials, or a musty smell. Outside, check that gutters are clear and downspouts move water away from the foundation.

Protect the systems you use every day.

Change heating and cooling filters on the schedule recommended for your equipment and household. Test smoke and carbon monoxide detectors. Look at supply lines for washing machines, toilets, sinks, and refrigerators for cracking or corrosion.

Walk around the exterior.

Check caulk around windows and doors, damaged siding or trim, loose railings, and places where soil or mulch sits against the structure. After strong weather, look for roof debris and changes around drainage paths.

Keep a simple record.

Write down service dates, repairs, filter changes, and the age of major components. That information helps with future maintenance and becomes useful when it is time to sell.
